When you walk through the gate to the home, you are greeted with a charming patio and propane fire. As you step through the front door, you'll find a large combined dining, living, and kitchen area. The living area features a large HD TV, perfect for movie nights. The kitchen is fully stocked with all essentials, ensuring you have everything you need for a comfortable stay. The home features a stylish and rustic Southern charm theme. There's even a dedicated coffee area with everything you need to make your favorite brews. Down the hallway, you will find a laundry room that is fully stocked and ready for use. There's a full bathroom equipped with bath soaps for your convenience. Next, you'll discover the master bedroom with an ensuite bathroom. This cozy space is beautifully decorated, ensuring a comfortable and stylish retreat. House rules

Must be 23 years of age to book. Absolutely No Smoking On The Premises, including vaping, etc. No parties. Small events allowed if you inform us and get our approval. No Pets Allowed. Quiet hours at 11pm. Guests have access to everything in the home with the exception of the supply closet in the laundry room. We ask that you remove your shoes at the front door. Candles are decorative please do not light. No more than 8 people allowed on the property at any time. If you want to have people over please let us know in advance otherwise additional charges will be incurred. Use of trampoline and hot tub is at Guests' own risk. Owner and Property Management Company are not liable for any injuries. Smoking and smoke odors will incur a $250 cleaning charge. Guests will be held responsible for replacement of any items that are broken, damaged or lost.

We stayed at Riley's place while we explored southern Utah. it was a great space to land after a day of adventure. The house felt very homey and easy to be in. Riley was available to answer questions as needed and made our lodging experience smooth and without issues.

This Airbnb was absolutely spotless—so clean, clean, clean! The home is incredibly cozy, comfortable, and thoughtfully decorated—better than the photos, which is rare. Everything felt warm and inviting, with high-quality rugs, pillows, and bedding that made a huge difference in comfort. The kitchen was well stocked with everything we needed, the beds were super comfortable, and the bathroom had great water pressure. Having laundry on-site was a huge plus. The location was fantastic, and the beautifully crafted welcome binder was packed with useful information. We took several amazing day trips—Antelope Canyon, Buckskin Gulch, Toadstool Hoodoos, Zion, Coral Pink Sand Dunes, and Bryce Canyon—and it was so nice to come back in the evenings to relax and watch movies in the cozy living room. We also enjoyed some great pizza from Lotsa Motsa! If we’re ever back in the area, we’d absolutely stay here again. Highly recommend!
